Dear Shareholder:

I am pleased to inform you that we finished the second quarter of 2010 with an 88.9% occupancy rate, a slight uptick from last quarter. In fact, in most regions, we continue to outperform the markets in which we operate. (For more information on our results and accomplishments, please refer to our second quarter earnings press release, supplemental package, and 10Q.)

This quarter, Mack-Cali continued it's commitment of excellence to our tenants, adding five properties to our growing list of Energy Star rated buildings. The properties include 40 Richards Avenue in Norwalk, CT, the buildings at Taxter Corporate Park in Elmsford, NY, 470 Chestnut Ridge Road in Woodcliff Lake, NJ, and Mack-Cali Centre II at 650 From Road and Mack-Cali Centre IV at 61 S. Paramus Road, both in Paramus, NJ. We remain committed to energy-efficient operations and are continuously working towards adding more properties to this prestigious list.

Notwithstanding the challenging markets, we have maintained our competitive advantage and market leadership and we attribute this success to our ongoing commitment to offering a superior product, strong sponsorship, and an unmatched tenant-first philosophy.
